Description

Among the trees at the base of Cuatro Peak is 10 full acres of Colorado wilderness to be claimed. This is raw, uncommercialized, off-grid land. There is very little out here except native trees and grasses, wildlife, a cool mountain breeze, and a view that will knock you off your feet. You can see a lot from 9,144 ft.

This parcel is in a cul-de-sac that backs up to thousands of acres of public land. You can enjoy hunting in your own backyard. The wildlife will roam through and be the only neighbors you have to worry about. As you can see from the aerial view, you can build your cabin or park your camper back away from the road for privacy and protection. You can remove yourself from city busyness, work stress, politics, and crowds. This is the best place to slow down and reset.

Rito Seco Park is just under 5 miles from the property. This park and trail is a local favorite and few tourists even know it’s here. The trees that canopy over the trail and the creek babbling makes for an amazing Colorado escape. Panning for gold is a favored pastime here. There are many “must-see” spots in the San Luis Valley. The oldest town in Colorado, San Luis, is just 23 minutes down the mountain. The world famous sculptor Huberto Maestas’ Stations of the Cross can be found along with the oldest church in the state and La Vega, a place for communal livestock to graze. There are modern amenities such as gas stations, convenience stores, and eateries too but that’s not as interesting as the local artisan shops and authentic green chile dishes you will find at the local restaurants.
Fort Garland is 40 minutes north on Hwy 159. Here you will have a bit bigger population (582.) with more options for immediate necessities. Alamosa is another 30 minutes west. This is the hub of the San Luis Valley and has chain restaurants, big box stores, medical facilities, schools, hotels, and lots of entertainment. The Rio Grande River runs right through town and the railroad museums are fascinating. Taking a ride on the Cumbres & Toltec Scenic Railroad is even better.
The Great Sand Dunes and Zapata Falls are geological phenomena that have to be seen to be believed. The largest sand dune in North America and a waterfall in the middle of the alpine desert.
This is more than an investment, this is an experience. This is a place that stays with you even after you leave, being here gives you the feeling of freedom. You are in awe of your surroundings; the sky, the mountains, the valley, the stars. It is so dark and uninhabited that the sky becomes an observatory. You can’t feel these things many other places. And this could be your place. You have the opportunity to own a piece of the wild west.

This property is in Unit 83 for Colorado Hunting. Elk, mule deer, mountain lion and bear roam these hills and have seasons.

$26,000 cash price. You won’t find this much property for this price. Owner financing available. $5000 Down, 15% interest for 60 months, $7500 Down, 10% interest for 60 months, $10,000 down 7% interest for 60 months. NO credit check.
