Description

Peeking through the towering pines and evergreens, you can see the forested mountain side of the Sangre de Cristos. The mountain views from 10,223 ft. will certainly take your breath away each and every time you step out of your tent, camper, or rustic cabin. (tent in the pictures not included!) The southern Rockies provide freedom from tourism, an escape from the cities, and true off-grid living. This is authentic and untouched Colorado wilderness.
A driveway and clearing have already been installed and the permits paid for. This parcel sits at the end of a remote culdesac. The slope of the terrain leads down through 7.8 acres! of your private property to 2,200 acres of common land to which you have direct access.
The hunting is outstanding as the entire area is full of timber perfect for big and small game. Elk, deer, bear, mountain lion, and turkeys are the popular wildlife to hunt. The Trinchera Elk Herd in Game Management Unit 83 is one of the largest in Colorado with an estimated population of 16,000 elk. There are roughly 5,000 acres of common land that can be used by land owners and 2,200 of them are in your backyard!
The sun shines down through areas of the canopy illuminating your piece of mountain. There are an average of 282 days of sun, 9 inches of rain, and 30 inches of snow annually. There are 4 seasons in the San Luis Valley and fall is the most popular. People will drive from all over the country to see the changing of the leaves; the burgundy, gold, and amber running down the mountain and through the valleys. The spring and summer bring water down the mountain to fill reservoirs, lakes and rivers. The winter brings postcard perfect pictures of snow covered evergreens, skiing, and hunting.
Fort Garland is a small community close by that provides immediate necessities and Alamosa is another 30 minutes that offers all the big box stores, medical facilities, restaurants, hotels, and local events. Over the river and through the woods, on the other side of the range, Pueblo, Colorado Springs, and Denver are just a few hours drive but please don’t tell anyone in the city we are out here!
We take these pictures ourselves from the property. We have driven the roads, walked the trails, and seen the condition of the area. We can answer questions about this particular parcel, any others on our website, and all of San Luis Valley. If I can’t help you, I have contacts that can.
