Description

22 ACRE Rocky Top Retreat

Too many people look to the ski resort towns and tourist traps for Colorado activities. All they find is overcrowding, over inflation, and an overrated experience. If you want to truly appreciate the mountain lifestyle then the southernmost range of the Rocky Mountains, the Sangre de Cristos, is where you want to be! This is unspoiled, uncommercialized land that has been protected from highrise condos and strip malls. This is the Colorado wilderness, the original wild west.

The San Luis Valley is an 8,000 square mile alpine desert encircled by mountains. The Sangre de Cristos tower to the east and the San Juans line the horizon to the west. The valley is filled with geological wonders and 100 mile views. Wildlife such as Elk, Mule Deer, Pronghorn and more roam freely and the quaint towns reflect the rich history still alive and present within the communities.

In between Trinchera Peak and Culebra Peak, at 9,200 ft, sits 22.6 acres. You will easily find 5 acres and a few 10 acre parcels but anything larger than that is rare! You won’t have to share your peace and quiet with anyone, the seclusion is more tranquil than you could ever imagine. Then you have the jaw-dropping view!! The two fourteeners, Mt. Blanca and Mt. Lindsey are one direction and the entire valley lined with layers of mountains the other direction. Regardless of where you stand on this property, you have panoramic views of the idyllic Colorado landscape. The hardest decision you will make is where to build your mountain home! Will it be an A-frame overlooking the land, a log cabin facing the mountains, a hunting lodge with mounted trophies, or a cottage in the woods?

With over 285 average days of sun, solar power is the most used source. Water can be hauled or you can have a well drilled. Septic is a must if you build and there are local resources to get that done quickly and easily. Satellite internet makes connecting simple. People in these mountains were living offgrid before it was “trending”. It’s a powerful thing to feel more with less. You’ll know what I mean once you get here.

The quaint town of San Luis is less than 20 min down the mountain and is known for being the oldest town in Colorado, settled in 1851. The world renowned sculptor, Huberto Maesta, has brought fame to this spirited valley town with the Shrine of the Stations of the Cross. Miniatures of the sculptures here are found in the permanent collection in the Vatican Museum in Rome, Italy. While getting gas, groceries, supplies, or a bite to eat, you can pass by Maesta’s studio and catch a glimpse of him creating his next masterpiece.

Fort Garland is north on Hwy 159 about 30 minutes and has gas stations, restaurants, hardware store and Alamosa is just under an hour. Alamosa is the main hub of the valley and has large chain stores and restaurants, medical facilities, airport with regular flights to Denver, hotels, and entertainment.

The hidden valley is a surprise for those that have always stayed on the west side of the front range. La Veta Pass is your ticket to this alpine paradise. The cities of Pueblo (1 hr), Colorado Springs (under 3 hrs), and Denver (under 4 hrs) are back across the range a short drive. Taos, NM is 1 hr 30 min south. You can find all the big city amenities in less than a day’s drive.

$49,900 will make this Rocky Top Retreat yours. 22.6 acres is a lot of land for that price. You will never have to pay to camp, pay to hunt, or share trails again! You can build the Colorado sanctuary you’ve been dreaming- if you don’t….someone else will.

Owner financing will be considered with the right terms. Please contact me.
